Some buyers can get help with the cash needed to buy a home. The help might be a grant, a forgivable loan, or a second mortgage. What you can use depends on where you are buying, your income, and the loan. Here is a plain-language look at the Tennessee program, plus an open invitation to ask me what actually fits you.
The details change by program. The idea is the same: less cash from you at closing.
Tennessee Housing Development Agency
THDA is Tennessee’s state housing agency. It offers programs that can help eligible buyers purchase a primary home in Tennessee, and some of that help can go toward the down payment or closing costs. Who qualifies, how much is available, and how it is repaid all depend on the program and the county.
Amounts, income limits, and which options are open change. Reach out and I will walk through what applies to your purchase.
Cities, counties, and employers sometimes offer their own help, and those programs are separate from THDA. If you are buying in Tennessee or another state I serve, tell me the address or the county and I will look up what is open right now.
